Important: Government Guideline Value

Registration charges are calculated on the higher of the actual sale price and the government guideline (circle) value. Recent revisions in western Hyderabad growth corridors (Kokapet, Narsingi, Financial District) have significantly increased guideline values — in many cases close to or above actual market prices. Always verify the guideline value for your specific survey number at the Telangana registration department before budgeting.

Frequently Asked Questions

What are the registration charges for a ₹1 crore flat in Hyderabad?
For a ₹1 crore flat in GHMC area: Stamp duty (5%) = ₹5 lakh, Registration fee (0.5%) = ₹50,000, Transfer duty (1.5%) = ₹1.5 lakh. Total registration cost ≈ ₹7 lakh. Add MODT on loan amount (0.1–0.2%) and legal/processing fees. Total with 25% down payment: approximately ₹33 lakh upfront.
Is stamp duty different for women buyers in Telangana?
Unlike some states (Karnataka, Maharashtra), Telangana does not currently offer a reduced stamp duty rate for women buyers. The stamp duty is 5% regardless of the buyer's gender. However, having a woman as a co-applicant on the home loan can sometimes improve eligibility and may offer slightly better rates at certain lenders.
How is the government guideline value determined for registration?
The Telangana government maintains a "basic value" (guideline value) for every survey number, updated periodically. Registration charges are calculated on the higher of the declared sale price and this guideline value. Recent revisions in western Hyderabad — especially Kokapet, Narsingi, and Financial District — have pushed guideline values close to or above market prices. You can check the guideline value for any survey number at the IGRS Telangana website or at the Sub-Registrar office.
