The single biggest reason home loans get rejected on Hyderabad plots isn't the borrower's profile — it's the property's approval status. Know this before you book, not after your loan gets declined.
A gram-panchayat-only building permission carries no weight for plot registration or bank loan processing on its own — most lenders need HMDA/DTCP layout approval behind it, not just local panchayat sign-off.
The LP (Layout Permission) number is what lenders actually verify. An active, valid LP number on the layout is usually the deciding factor between an instant "yes" and a property-level rejection.
Self-constructed homes on an approved plot, and resale in unapproved layouts, both need extra documentation — chain of title going back 20–30 years, GPA verification, and encumbrance checks.
An unapproved layout doesn't just slow your loan down — some lenders decline it outright, no matter how strong your income profile is. Verifying LP status before you pay a token amount saves the deal.
